Why the suburb changes the answer
We ask where you are before we say anything useful about a leak, and it is not small talk. The ground, the vintage of the pipework and the shape of the block all change what we are likely to find.
The older river-side suburbs
— Rossmoyne, Shelley, Riverton, Brentwood — sit on established blocks with mature trees and long buried runs. Roots and old joints are the recurring theme, and the closer you get to the Canning River the more the ground itself has to be taken into account.
Bull Creek, Bateman and Willetton
filled in through the 1970s and early 1980s. Detached houses, generous blocks, and a long private service line from the meter at the front boundary to the house. That run is the single most common source of a mystery water bill on this side of the freeway.
Leeming and Winthrop
came slightly later. The pipework is a step younger, which shifts the odds toward a fitting or a fixture rather than a failed buried main — though "younger" here still means decades in the ground.
Murdoch and Booragoon
bring something different again. Institutional and commercial buildings, shared meters, strata and multi-tenancy sites where the first job is working out whose side of the meter the loss is on before anyone can talk about a repair. Commercial plumbing
What every one of them has in common is Perth sand. It drains so freely that a leak can run for months without making a mess, which is why the bill so often arrives before the puddle does.
