Leak Detection in Murdoch

Murdoch is the least ordinary suburb on our patch. Between the university, the hospitals and the station, a lot of what we attend here is not a family home at all.

Losing water in Murdoch?

Ring us and a licensed plumber comes out at no charge — whether that is a house, a rental, a unit or a tenancy. The leak is located before anything is quoted, and the written price comes before any work.

A suburb that is half institution

Murdoch University sits at the centre of it. Fiona Stanley Hospital and St John of God Murdoch are on the same precinct, and Murdoch station and the bus interchange sit beside the Kwinana Freeway feeding all of it.

The residential part of Murdoch is small by comparison, and it is mixed: pockets of established houses, a good deal of rental stock serving the university and hospitals, and unit and apartment buildings that go with that.

This changes the job in a way that has very little to do with pipe.

More of the properties are tenanted

The person who notices the wet floor is often not the person who pays for it, and neither of them holds the plans.

More of them share a meter

In a strata or multi-tenancy building, a loss shows on a common meter with no indication of whose side it is on. Establishing that comes before anyone can sensibly discuss a repair.

More of them have been fitted out twice

Walls moved, kitchens relocated, lines capped and forgotten. What is on the drawing and what is in the ground are frequently different documents.

The call we get most in Murdoch

A strata or agent ringing about usage on a shared meter that nobody can account for. The work is the same isolate-and-test method used everywhere else, applied lot by lot rather than room by room, and the useful output is a written statement of which line the leak sits on. That is usually what settles who pays. Commercial and strata work

Working around a building in use

A hospital precinct suburb does not have a quiet hour in the same way a residential street does. Shutting water off at a tenanted premises affects people who had no warning, so isolation gets planned before anything is turned.

Our hours are Monday to Friday, 7:00am to 4:00pm, which means an early start before a tenancy opens is often the practical answer. We will tell you what has to be off and for how long before we start rather than during.
