Commercial Plumbing in Bull Creek

A leak in a business premises is a different problem to a leak at home. It is not only the water — it is the floor you cannot close, the tenant asking who pays, and the trading day you lose while somebody works out where the pipe runs.

Where the commercial work is in Bull Creek

Bull Creek is overwhelmingly residential, but it is not only houses. Stockland Bull Creek on South Street brings retail and food tenancies into the suburb. Parry Avenue and the stretch along Leach Highway carry offices and small commercial premises. Murdoch University sits about two kilometres away, which puts a lot of rentals, small tenancies and shared buildings within a short drive.

Add the apartment and unit stock — roughly 12% of occupied dwellings at the 2021 Census — and there is a decent amount of strata in the suburb, where a leak is nobody's until somebody establishes whose it is.

What makes a commercial leak harder

Nothing can be shut off casually

At a house you close the meter and sort it out. At a tenanted premises, turning the water off affects a kitchen, a bathroom block or a neighbour who has no idea what is happening. Isolation has to be planned rather than improvised.

The plans are rarely right

Fit-outs get changed. Walls move, kitchens get relocated, a line gets capped in one decade and forgotten in the next. What is drawn and what is buried are usually two different things.

Shared meters muddy the answer

A strata or multi-tenancy site can show a loss on a common meter with no way to tell whose side it is on until the sections are isolated and tested one at a time.

Somebody has to decide who pays

Landlord, tenant or body corporate. We do not settle that argument, but a leak located to a specific point on a specific line usually settles it on its own, and a written report of what we found is a great deal more useful to that conversation than an opinion.

How we approach it

The method is the same as anywhere else — isolate, pressure test, listen, mark. What changes is the sequencing. How a leak is located

We work around the trading day where we can

Our hours are Monday to Friday, 7:00am to 4:00pm, so an early start before opening is often the practical answer for a retail tenancy.

We tell you what has to be off and for how long

before we start, not while the shop is full.

We give you the price in writing

once the leak is located. Transparent pricing, no hidden costs. That written figure is also the document you pass to a landlord or strata manager.

Commercial work we take on

Leak detection

Water and gas, under slabs, in service ducts, in ceiling spaces and out to the meter.

Burst and failed pipework

Within our hours, a burst at a commercial site goes to the front of the day. Emergency plumbing

Blocked and failing drains

Commercial kitchens and shared waste lines block for different reasons and more often than a house does. Blocked drains

Storm water and soakwells

Car parks, hardstand and roof drainage that is no longer coping with what is put through it. Storm water and soakwells

Gas work

Carried out under gas licence 13098, held by the person who attends. Gas is not subcontracted out.

Strata and managed buildings

For a body corporate or a managing agent, the useful part is usually not the repair. It is knowing, in writing, which line the leak is on and which lot it serves.

We locate it, mark it, and set out what we found and what the repair involves before any work is authorised. If the answer is that it sits on common property rather than inside a lot, that is what the quote says.

Landlords and agents

Same approach. A tenant reports a wet floor or an unexplained usage jump, we attend at no call-out charge, locate the fault properly, and send back a written scope and price. You are deciding on a located fault rather than a guess, and there is no obligation attached to the quote.

Licences and cover

Plumbing licence 8396 and gas licence 13098, both held by Tim, who does the work himself. HouseWorks Plumbing & Gas, ABN 74 613 553 665, based in Leeming — the next suburb along, which matters on a morning where a tenancy cannot open.

Monday to Friday, 7:00am to 4:00pm. $0 call-out fee. Free quote.
